The seven steps to home ownership:
1. Determining Your Wants & Needs This step lays the foundation for the entire process. We will discuss your wants and needs and then formulate a plan of action. This plan will assure that we do not waste your time by looking at properties that are not in your price range or homes that do not meet your needs. 2. Establishing Financial Qualifications The best way to do this is by speaking with your financial institution. If you do not already have a banking relationship, I can make recommendations. 3. Shopping for the Right Home We will use every available resource to locate a property that matches your search parameters. I will take whatever time you need to preview the market with you so that you can make a comfortable, well informed decision. You will get no pressure from me to make a hasty decision, that's a promise!
4. Selecting the Right Home Before I submit your offer, I will have done all the necessary research to determine fair market value of the selected home. I will share this information with you so that you will know for how much properties similar to your choice have recently sold.
5. Negotiating the Sales Contract Together we will formulate a negotiating strategy that meets your objectives. I will craft a sales contract that is weighted in your favor and meets your approval.
6. Executing the Contract Once we have a contract, there will be much to do. In this phase we do the home structural/mechanical inspection, the termite inspection, the appraisal, the survey, title search and clearance, and the loan processing. I will guide you through each step in the process.
7. Closing the Sale This is where the seller signs the property over to you with a warranty deed. This is a day for celebration! It's the beginning of a new chapter in your life. Our motto for closing day is "no surprises!"
